To be honest it’s pretty basic but fundamentals are covered with scope to turn into something beautiful.
The dwelling is 2 Air Force houses (ex-Hobsonville) that have been placed on piles and joined by a wrap-around deck and roofing.
This means you are high, dry and with stunning eastern view to see the sunset on the hills.
Being two houses/units it means you get 5 bedrooms two lounges, bathrooms and laundry / kitchen spaces.
When setup we had the builders add in joinery at both houses so they could easily be joined as one house in the future.
Both units have glorious little Wagener sparky woodburners and one unit has a heat-pump.
They have insulation both underfloor and in roof.
What commercial activities are permitted?

This property has a commercial shed with a BWoF and a Resource Consent to hold events for up to 80 guests. In the past this has included Weddings, Baby Showers, Birthdays, Styled Brand and Fashion Editorial Photography shoots Film Shoots and more.
Annual running costs are super low thanks to the on-site bio-cycle wastewater systems, 150,000 litre capacity rainwater tanks and 5kva solar array.

How was it built?
The shed was built from ground-up to be commercial. This meant the shed and surrounding area had to both be up to code but also satisfy resource consent requirements. This led to the shed and surrounding area like car-park being over engineered.
We would estimate this same build would be fairly costly in todays economy. The gardens alone have tons of solid Muriwai clay and truckloads of gap on the internal roads.
